Keeping Moisture Even Around a Manufactured Home

Why evenness matters more than dryness

  • A leaking supply line, hose bib or sewer connection under one part of the home, which keeps a single area permanently swollen.
  • An air conditioner condensate line discharging at one spot near the perimeter all summer.
  • A neighboring property, driveway or field that sends runoff toward one side of the home site.
  • Flower beds or a vegetable garden watered regularly against one wall.
  • Grade that falls toward the home on one side because of settling or added fill.

Grade around the perimeter

The ground should fall away from the home on all sides. Over years, grade drifts: soil settles, mulch is added, a drive is built up, a trench is backfilled and sinks. A quick walk with a level or just a careful eye after a rain, looking for where water stands, will usually find the problem areas.
